Yes, when building a custom home, you will need house plans, such as plans for plumbing, electrical, elevations and possibly even structural engineering. The architect will supply these drawings, the builders road map. If you’re not working with an architect already, we can refer you to professionals to draw up plans or help you pick an existing plan that will work for your vision.

Most clients get a construction loan to build their custom home. A construction loan can be used to cover the cost of the land, the general contractor fees, contractor labor, building materials, permits and more. Most construction loans include a timeframe of one year in which the home must be built and a certificate of occupancy (called a CO) is issued. Choosing materials, fixtures, colors, oh my! It’s a lot to think about, and many people have no idea where to start. For some, the thought of making so many decisions is daunting and overwhelming. To make it easy - and dare we say fun - all of our clients receive a complimentary free one-hour consultation with interior designer Becky Walter. After meeting with her, each client will receive a mood board, which provides direction and guidance about what the client wants the interiors to look like and feel like. We share this mood board with our suppliers so they can help the client pick what’s just right for them. We work on a straightforward cost-plus a fee. Since we are a custom builder, this fee structure allows us to be open-book and share our information with you. We strive to be very inclusive and transparent with our clients and to work together on making decisions that impact cost.
